Eastgate Retail Park, Bristol and Giltbrook Retail Park, Nottingham

Acting on behalf of British Land, Dexter Wood and Partners acquired two retail parks in Bristol and Nottingham.

Eastgate Retail Park in Bristol, immediately north of the city centre and adjacent to the M32 motorway, this 111,000 square foot estate includes strong tennants such as Next, Mothercare, ScS, Halfords and Mamas and Papas. The investment provided a reversionary income of over £2.25 million.

Giltbrook Retail Park in Nottingham, to the north west of the city centre, adjacent to Junction 26 of the M1 motorway, included a 20 acre site which has planning permission for a future development of a further 150,000 square foot retail warehouse together with 75,000 square foot of business park.

 

Europa and Pinner's Brow Retail Park, Warrington

Acting on behalf of InterIKEA centre, Dexter Wood and Partners sold the Europa Retail Park and Pinner's Brow Retail Park to Prudential for over £33 million.

Situated opposite IKEA and Marks and Spencer, the 33,000 square foot Europa Retail Park was let to Boots at a highly reversionary rental of £27 per square foot, with approximately 50% sublet to Next.

Closer to the town centre, the 57,250 square foot Pinner's Brow Retail Park was part let to Wickes, with the opportunity to refurbish and reconfigure the adjoining Courts unit. The sub 3.5% yield reflected the ability to improve rents by further lettings and reviews.

 

48 Brook Street, London

Dexter Wood were instrumental in letting a five storey period office building at 48 Brook Street, opposite Claridges, to Vidal Sassoon, for use as a hairdressing academy. The 2,700 square foot building owned by Merchant Investors has been let under the terms of a 9 year lease at £90,000 per annum.
